I wanted to clear up something that quite a few people have asked me about. An Open House Broadcast is definitely not a Virtual Tour. I can see how people would compare the two, but there is one TREMENDOUS difference: Interactivity. There are many other differences, but this is a major one. When you are hosting an Open House Broadcast, you are basically hosting an Open House, but over the Internet. Unlike a Virtual Tour, you get to interact with prospective buyers in Real-Time, answering their questions and showing them EVERYTHING they want to see, rather than just a few still images (as with a Virtual Tour). It is a LIVE broadcast, over the Internet, that allows anyone anywhere in the world to attend from the comfort of their own home.
As I mentioned, there are some other differences between Open House Broadcasts and Virtual Tours. One is the amount of Control that the prospective buyer has over what it is that they get to see within the house. In a Virtual Tour, they get to see some predetermined images that they can zoom and pan through. However, if what they want to see is not included in those images, then they are out of luck. With an Open House Broadcast, they can ask you to show them anything they’d like to see (inside the walk-in closet, for example), and you can show it to them immediately.
Another difference is that in unlike a Virtual Tour, an Open House Broadcast gives you a chance to showcase yourself as well as the house you are trying to sell. And I don’t mean putting a little picture of you and your contact info and URL in one corner. I mean that you are able to stand in front of the camera and show the world that you know your market and your industry. You can actually answer people’s questions online and give them insights that they would never get from a Virtual Tour. You will be putting your skills and your knowledge in front of buyers all over the country that will likely end up doing business with you once they see that you know your stuff…
